Third Monday Market Update

Market Activity seems to be similar over the last two weeks, slight increases from the previous few months. Since the last update, rates have gone down a little which will encourage some buyers to move forward quicker than before. Also, with the Attorney General of North Carolina putting the proverbial brakes on foreclosures, buyers are going to focus more on non-foreclosures. Currently the process to purchase a foreclosure is so tedious and ever-changing; I am encouraging buyers to seriously consider the headaches and payoffs of a foreclosed home. (One client of mine has had their earnest money tied up in a bank for 12 months, with no end in sight). This has encouraged some of the buyers in our market to reconsider foreclosed homes.

First Monday Market Update

We have seen some increase in market activity (as has been expected) and encouraging signs by buyers, but they still seem somewhat reluctant. Average sales prices have fallen a little over the last few months and have decreased the market value of property in the area.

First Monday Market Update

Another slight increase in sales and properties under contract has
provided some smiles in the area. Fall was in full swing this weekend, as
we had numerous days of great weather and cool nighttime temperatures.
For the next few months tourism will rise in the area; a large number of
these people will be attending ASU football games, the numerous High
Country Festivals, and just stopping in to see the Fall colors change.
During this time, we will have more activity than normal, as people will
stop/call in to see a property while they are in town.

First Monday Market Update

Again, The Absorption Rate stayed steady over the last few weeks. Sales seem to be steady with last year, and the number of properties under contract has risen, ever so slightly.

 

I have had several conversations with agents (and some Buyers/Sellers) that all seem to be seeing very similar activity.less than desired. That is not really a joke; almost everyone I have spoken with has told me point-blank they would like more traffic. But, if you look at the number of sales, our market is not hurting like a lot of other places. The one major difference, we have almost no "lookers". Lookers are the people that call themselves buyers, but for one reason or another, will not actually be purchasing anything. This means that we have less people looking (than 2009), but just as many people actually purchasing, and our Absorption Rate is holding steady as well.
