Third Monday Market Update
While the number of showings has reduced a little over the last few weeks, the number of properties Under Contract has risen. It seems that the only people looking at properties are people who are actually making offers on properties. We are well over 25% ahead of property transactions from last year and only 10% behind 2008.
As we end Spring and head into Summer, our market continues to strengthen. We keep our fingers crossed as we enter July and expect our market to continue to gain momentum (at least through the next few months). Buyers also continue to expect Sellers to be extremely motivated, and are making offers based on these expectations.

First Monday Market Update
Property showings have increased over the last week and a half, and during that same time frame, the number of properties Under Contract have reduced a little bit. The Absorption Rate for residential listings increased slightly in the last two week, while the overall listings and land listings both reduced. Our year-to-date sales figures still remain about 20% ahead of last year (and 2009).
Sellers who are the most desperate (and have room to reduce their prices dramatically) are the ones who are having the opportunities to sell. Buyers are mostly thinking that this is the time to get properties for 50 cents on the dollar. The media outlets around our country are not helping this belief system. They report the sale of a 3 bedroom, 2 bath house and 1800 square feet for only $53,000; and buyers believe there is property up here that would sale for the same price. It has been very tough on buyer’s agents to explain to their clients that our market (statistically) is not struggling like the rest of the country.
I continue to stay optimistic about our market, we are seeing more buyers viewing properties and more offers being made that either of the last two years. This needs to be the continued trend or our market will lower in value a little more. As for our myself, it has been a great start to the year, and anticipate a stronger summer and fall than we have had in three years.

First Monday Market Update
We continue to see sales figures higher that the previous 2 years. Showings as still a little slower than last month, some of this maybe the wet weather we have had over the last several weeks, but I believe we are going to see these numbers rise again soon. The number of properties Under Contract are holding steady, but they are still a little off from last year and a little better than last month.

Third Monday Marketing Update

We continue to see sales figures high above the previous 2 years, and trailing behind 2008 & 2007, but it seems that things have gotten a little easier. The number of properties Under Contract are holding steady, but they are still a little off from last year.

First Monday Market Update
Over the last week our market statistics saw changes as we added an adjoining MLS to our High Country MLS. This changed our data about 10% compared to previous active and sold statistics. Also, this does not mean that our statistics are not wrong or off-basis. Actually, they seem to be much in line with were we are headed anyway.
Our year-to-date sales figures were up again, continuing to head back towards sales figures for 2007 & 2008. We still have a long way to go, but things are looking up for the number of transactions. The average sales price is down because of two main factors, people are not buying expensive homes they way they were in previous years & home values have decreased as well. Not every home fits into these factors, but for the most part our market is seeing these factors weigh down prices.
FYI: WE have seen the addition of sold listings into our database. This has caused March sales numbers to be a little off basis, compared to previous months. We are going to have to adjust to these new figures. Even though this will create a learning curve, the most important facts and figures are the current Under Contracts, and the more favorable year-to-date statistics. Also, the Absorption Rate is still the same, no matter how many properties were infused into our database. This is due to the fact that current inventory numbers rose just as recent sales rose. The number of properties added as sales and active listings were less than 8% of our market.
