Third Monday Market Updates


 

If ‘Slow and Steady Wins the Race’, the High Country should do very well. Again, another two weeks of very slow growth for properties under contract. Though, for our market numbers in general, we see another numerical growth in our months of inventory. With inventory number for residential homes rising again to almost three and two-thirds years of inventory, our market will continue to see a small decrease in prices for new construction as well as a small increase in foreclosures.

 

So, when is this all going to end? Again, predictions are based on current market trends and current information about the market. But, it is safe to say that these next two months we will see increased sales and a decrease in inventory. Over the Winter, the numbers will grow again (because of the winter sales months) and then in the Spring, indications are strong that are market will pick back up and begin a return to “normal”. Because our market is so dependant on factors outside our market, like the Florida real estate market, the metro-North Carolina city’s economy, and taxes of properties in the beach area’s, we must focus on these areas (as well as many others) to determine our future.

Absorption Rate: Again, I want to emphasize the use of the Absorption Rate versus the “normal” Days on Market approach. The days on market approach (especially for our area) changes so randomly that there are no actual predictors to show whether the market is getting better or worse. The days on market approach at the end of the year (December 31, 2009) will be at a high, while on January 15, 2010 it will be at a very small number. The reason; our days on market is for each specific listing, not each property. If you change your listing price and sign a NEW agreement, in most cases the agent has the opportunity to create a new listing, rather than keeping the listing as “older”; meaning your days on market has now started over. Absorption rate erases most of the errors that are caused by this fluctuation in time and listings. It is not exact and it requires much more work on an agent’s part to provide you with this information, but at the end of the day, the effort is truly worth the expense.

*Another way to think of Absorption Rate is “Inventory”. In the automobile industry, dealerships try to keep a 75-90 day supply on-site. There are many reasons they use these numbers, which we don’t need to get into, but the information helps us to understand the Absorption Rate for our real estate industry.

Grandfather Mountain Trails closed due to Bears...

I just saw a recent post that the Grandfather Mountain Trails were closed, until further notice, because of highten bear activity on the mountain.

Here is the exact post...

"The Grandfather Extension Trail, the Black Rock Trail and the Grandfather Trail from the Swinging Bridge to MacRae Peak are closed due to increased bear activity. Bears, including a mother bear with cubs, have been seen in this area. NC Park Rangers are also discouraging hikers from accessing Grandfather from the parking areas at the Profile Trail and the Daniel Boone Scout Trail."

What led to this post?

Today a gentleman and his son walked into my office to sell an acre of land they own, that has an astounding view. Being from another state they were not aware of the current state of our market. Prices have been fairly stable through all of this madness (ie the Recession), but our inventory numbers have skyrocked since last summer. While recently we have seen glimpses of hope, our market has continued to fight off the recession. With close to the highest inventory numbers we have ever seen in our market, prices should be at there lowest. What is becoming a great time for Buyers, is becoming a worse and worse for Sellers.

While it may seem the worse is over, which statistics indicate, prices may* fall every so slightly more over the next month. After that, our market should be growing back to full swing. Be waiting for the new statistics that are posted on the First and Third Monday of each month.


* Prices have stayed fairly constant for most of our market, will a few dips in the price of new construction and the very few foreclosures.

Twitter, Blogging, Facebook, IM, SMS... Where does it end

For most of the area, the High Country, technology is not a tool most people are familiar with. Because of this, I myself have fallen prey to become comfortable with less than adequate technology from time to time. Experts agree that those who have knowledge should share it with others. Today is the third day in a row that I have been working through the process of setting up a great connection between all of the social/media outlets at my disposal to become more transparent in my communication to those that wish to know more about the High Country. As always, I have answered questions on previous Blogs, and will continue to do so. But, I want to be more proactive and place in your hands the answers to the questions you are pondering (hopefully doing this before you ask). As this process takes form, please continue to ask questions about the area, real estate, or simply a great place to grab a wonderful meal.

Highland Games return July 9-12

The 54th Annual Games return to Grandfather Mountain starting this thursday. The kickoff will be on Thursday night, with each night promoting unique aspects of the Scottish culture and heritage. This is one of the largest Scottish Clan gatherings in the world. Almost 100 clans will be represented at the Grandfather Mountain Highland Games this year (mine will be one of them).

First Monday Market Update

The market remains shy for another period. We have recently seen numbers dip for the first time this year, even our number of homes under contract seems to be growing, but these small growths have not compensated for what our market has experienced for about a year now. Every (and I mean every) agent is saying the number of buyers/lookers has increased dramatically over the last month, and many are still suggesting that this fall is going to be a great time to purchase, the question remains when these numbers are really going to start to take off and some sellers are going to be able to close a deal.
