Third Monday - High County Market Update
Good Afternoon,
Prices are starting to rise all around the country. This is great news for us, though we still have tremendous inventory. Our typical client is most likely purchasing a second home/investment or is moving to the area for work. We do see some people "upgrading" their home, but that is less prevalent in this area than in others. Those who are purchasing a second home/investment come from three places (95%)… the first is the metro-cities of North Carolina. Secondly, they are coming from Florida. And third, they are coming from states like Georgia, South Carolina, Virginia. But, the majority of these people are coming from North Carolina. Sorry this is long winded…I am getting to my point. As we have seen areas in North Carolina starting to recover, we are seeing more buyer traffic. I use to get calls all the time from Florida area codes; now 95% of the Buyer calls are coming from North Carolina area codes. (*The internet traffic is showing very similar statistics).

As the housing recovery broadened in the fourth quarter of 2012, the National Association of REALTORS® reports that prices for single-family homes rose in nearly 88 percent of U.S.
According to the report, the median sales price rose on an annual basis in 133 of 152 metro areas tracked. In the July-through-September period, by comparison, just 120 areas had registered gains.
Researchers cite low interest rates coupled with an improving job market as the main reasons for the higher home prices. Those two factors combined have fueled demand for a tightening supply of listings.
According to NAR, the national median price for an existing single-family home was $178,900 in the last three months of 2012 — a 10 percent increase from the fourth quarter a year prior and the biggest gain since 2005.

First Monday - High County Market Update
Good Afternoon,
Well how times have changed in the last few weeks. Our sales are still improving, and properties Under Contract are still showing good growth for the future. There has been tremendous growth in the more expensive price ranges recently, but they are still very far below normal, and their Market Absorption Rate is still relatively high right now.
The local weather has been debilitating for many people in our area. From massive floods throughout the mountains to snowfall for four straight days (not necessarily accumulations that would cause heavy concerns). But, the snow did close local schools for several days.
I am also happy to announce the birth of our second child, Noah. He was born January 31, 2013 (my mother's birthday), weighing in at 7lbs 8oz, and 19 ¾ inches long. Everyone is well, and happy to be home.
