Again, The Absorption Rate stayed steady over the last few weeks. Sales seem to be steady with last year, and the number of properties under contract has risen, ever so slightly.
I have had several conversations with agents (and some Buyers/Sellers) that all seem to be seeing very similar activity.less than desired. That is not really a joke; almost everyone I have spoken with has told me point-blank they would like more traffic. But, if you look at the number of sales, our market is not hurting like a lot of other places. The one major difference, we have almost no "lookers". Lookers are the people that call themselves buyers, but for one reason or another, will not actually be purchasing anything. This means that we have less people looking (than 2009), but just as many people actually purchasing, and our Absorption Rate is holding steady as well.
