The pent up properties that have been Under Contract has begun to sell off. This has increased our recent sales transactions. The additional positive note, is that we still have a large number of properties Under Contract. We continue our pace about 20% ahead of last year, but a good bit behind sales in 2009, 2008, and 2007. Our average and median sales price is continuing to slowly creep up as well.
Buyers continue to canvass the market for the "best" possible deals available. These buyers, continue to cause some headache for sellers, but are a significant portion of our market, as most of our current buyers are purchasing a second home, so they have the ability to be very picky.
