The Absorption numbers continue to head in the direction of Sellers. Take a few minutes to compare last year's number to this year and you will see we have had some enormous growth. As we still have a long way to go (Are you tired of hearing this yet?), it seems this winter we are headed into the blizzard of real estate with a little more stability than previously. The current sales prices are still lower than anyone would prefer (except for buyers), and this is mainly due to the Foreclosure and Short Sales that plague a small portion of our market.
