Third Monday Market Update

 
 
While our Absorption Rate continues to get better (for Sellers), our number of homes Under Contract has recently dropped off just a bit. This is mostly attributed to the Holiday/Winter Season. Comparing this to last year, we are 29% ahead. And while that is great news, we still have a large inventory number that needs to be reduced to help stabilize the market. For homes, we dipped down below 30 months for the first time since January 3, 2011 & the second time since February 2, 2010.
 
Taking a look at the numbers: Comparing our current Absorption numbers to 2008, are sales are tracking slightly ahead at ,while Absorption Rates stay slightly behind. Comparing these numbers to our current high of 47.47 in July of last year, we have made tremendous strides 17.88 months less.
