I hope that you had a great end of the year and are excited about the potential as we head into 2012.
As you might recall, I had previously mentioned that our MLS absorbed another local MLS. While this in no way hurts someone trying to sell their property, it has added some inventory to our MLS data (this occurred earlier in 2010). Even with this change in inventory, we are seeing better data for sellers than we anticipated. Our Absorption Rate and properties Under Contract are at a much better level than the previous 3 years. We continue to slow work back towards a market similar (in sales) to what we saw in 2007 - 2008. While we may not hit speculations pricing for many more years, it may be possible for more sellers to see realistic offers and sales prices.
