As Spring is quickly approaching, buyers continue to look around for the right property. They are looking for that impressive deal, but I am seeing a slight change, where they understand a Foreclosure is not at all the "deal" they thought. This is helping prices (average sales price, not property prices) to rise slightly. An indication that people are opening up their pocketbooks and buying homes that are priced a little higher.
Also, I was told that closing are currently taking 10 days longer than they were in the Fall. This is mostly just because of all the paperwork that banks are pushing around, along with extra work for everyone. With the number of properties Under Contract, this makes sense. Our numbers are slightly higher because of these longer transaction times.
