First Monday High Country Market Update

As you know, our winter weather hit the High Country hard this week. As usual at the beginning of each year, our Absorption Rate drops as some listing expire (and some are off the market during the winter months). The end of year sales data was just slightly better than 2012, and properties Under Contract are higher as well. If you happen to come across information presented in our Newspaper (or other media outlets), please be careful reading too much into the information presented. In 2013, our average sales price was up almost $10,000 compared to 2012, but is down from $2,000 from 2011. And the median sales price is almost $9,000 below the median sales price of 2011.
 
Also, here is a brief overview from Ray's Weather regarding our weather the last few days:
 
Brrr Cold in the Southern Appalachians... I apologize in advance for such a long document, but I did not want to leave anyone out. Here's data related to Monday night's cold temperatures with: 1) the previous record for the date and 2) the top ten coldest days ever recorded. I included all locations for which there is at least 20 years of data. My main takeaways from the data are: 1) this event was a record cold day for the date (except for Lenoir), but 2) it did NOT even crack the top ten coldest days on record for any location where data has been recorded for more than 60 years.
