Third Monday Market Update
As we head into the late Fall season, we see better numbers for properties Under Contract. We also are seeing a growing trend for our market…buyer's who have cash. While this is a great thing, they don't have to talk to a mortgage broker; they are expecting a deal (a really good deal). If a particular seller is not willing to negotiate with them, they are headed to the next home.
This brings up a conversation I have had several times this week, while talking to sellers, myself and other agents are starting to advise clients, the best list price for your property is as low as you can stand. Numerous agents told me that if their clients would have reduced their property (months or years ago) to what it is priced at now, it would have sold. That is some great food for thought and something to always consider.

Rising Foreclosures indicate banks are moving forward, maybe without us?
“More U.S. homes are entering the foreclosure process, but they're taking ever longer to get sold or repossessed by lenders.
The number of U.S. homes that received a first-time default notice during the July to September quarter increased 14 percent compared to the second quarter of the year, RealtyTrac Inc. said Thursday.
That increase signals banks are moving more aggressively now against borrowers who have fallen behind on their mortgage payments than they have since industrywide foreclosure processing problems emerged last fall. Those problems resulted in a sharp drop in foreclosure activity this year.

First Monday Market Update
The pent up properties that have been Under Contract has begun to sell off. This has increased our recent sales transactions. The additional positive note, is that we still have a large number of properties Under Contract. We continue our pace about 20% ahead of last year, but a good bit behind sales in 2009, 2008, and 2007. Our average and median sales price is continuing to slowly creep up as well.
Buyers continue to canvass the market for the "best" possible deals available. These buyers, continue to cause some headache for sellers, but are a significant portion of our market, as most of our current buyers are purchasing a second home, so they have the ability to be very picky.
